Status: Ongoing

Works are currently underway on a residential house extension at Cranston Road. The project has progressed through the initial demolition and groundwork stages, with excavation and drainage preparation completed in accordance with approved designs. Concrete foundation works have now been successfully completed, including 600mm wide strip foundations, ground beams, and pad foundations, all constructed in line with the Structural Engineer’s drawings and calculations.

Foundation depths were formed to meet structural and Building Control requirements, with finished floor levels carefully set to achieve a level threshold between the internal floor and the external garden paving. These completed works provide a compliant and structurally sound base for the next phase of construction as the project continues to progress.

DEMOLITION STAGE

This phase involved the careful demolition and removal of existing external groundworks and structures to prepare the site for new construction. Works included breaking out concrete and hardstanding areas, excavation of contaminated and unsuitable ground, and segregation of demolition waste such as concrete, soil, timber, and mixed materials. All debris was stockpiled for controlled removal and disposal, ensuring the site was left clear, levelled, and ready for the next stage of construction.

EXCAVATION STAGE

This stage involved the excavation of trenches to accommodate new drainage runs in accordance with the approved layout. Works included careful hand and mechanical excavation to the required depths, exposing existing drainage where necessary and allowing for inspection and connection. Temporary support and safe access were maintained throughout the works.

Excavated material was removed or stockpiled as required, and trenches were prepared to receive new drainage pipes, ensuring correct line, level, and falls. All works were carried out with consideration to existing structures and services, leaving the site ready for installation and backfilling in the next phase.

CONCRETING STAGE

Concrete was placed within the prepared trenches to form a level and stable base for the new drainage installation in accordance with the approved drawings. The concrete was leveled to the required line and fall to ensure proper support and drainage performance. All works were carried out with care to protect existing structures, and the concrete was left to cure before proceeding to the next construction stage.

PIPING INSTALLATION 

This stage involved the excavation and preparation of trenches to install new underground drainage runs in accordance with the approved drawings. Works included careful hand and mechanical excavation to the required depths, exposing existing drainage connections where necessary and ensuring all levels and falls were accurately set.

New pipework and fittings were installed, including inspection chambers and connections to existing systems. All drainage runs were aligned, levelled, and tested prior to backfilling. Excavated materials were removed or stockpiled as required, and safe access was maintained throughout. The site was left prepared for the next phase of construction.

WALL CONSTRUCTION STAGE

This stage involved the construction of the extension’s external and internal walls in accordance with the approved drawings and building regulations. Blockwork and brickwork were laid to the specified bond pattern, ensuring correct alignment, level, and structural integrity throughout.

Cavity wall construction was completed with the installation of damp proof course (DPC), cavity trays, and specified insulation to prevent moisture ingress and improve thermal performance. Wall ties were installed at the required spacings to securely connect inner and outer leaves.

All works were carried out with careful consideration to the proximity of neighbouring structures, maintaining required clearances and ensuring a high standard of workmanship in tight access areas. The walls were built up to the required heights, leaving the structure prepared for the next phase of construction.

FLOOR BASE & JOIST INSTALLATION

Concrete base works were completed to form a strong, level, and stable foundation for the new floor structure, in accordance with approved drawings and building regulations. Careful preparation and finishing ensured correct alignment, load distribution, and long-term durability.

Timber joists were then installed to create the floating floor section, set out at specified centres to provide structural support and stability. Integrated steel supports were incorporated where required to enhance strength, improve load-bearing capacity, and ensure overall structural integrity.

All works were carried out with attention to precision, safety, and workmanship standards. This stage marks a significant milestone in the build, establishing a solid and reliable framework ready for the next phase of construction.
